1. Scope & Turnkey Definitions
InsideStory Studio executes end-to-end turnkey architectural interior transformations. “Turnkey Engagement” denotes a unified contract where our multidisciplinary architecture studio assumes single-point accountability for concept design, 3D visualization, statutory approvals, civil demolition, factory joinery manufacturing, acoustic ceilings, MEP services, and final move-in styling.
2. Preliminary Calculator Estimates vs. Binding BOQ
Our web-based Interior Cost Calculator and instant WhatsApp feasibility outputs serve as algorithmic budgetary guidelines based on prevailing 2026 Bangladesh market benchmarks.
- Non-Binding Nature: Web calculator estimates reflect standard architectural typologies and do not constitute a legally binding contractual quote until physical laser site verification is executed.
- Final Binding BOQ: The official contractual fee is established strictly through our itemized Bill of Quantities (BOQ), prepared following site measurements, slab-to-beam structural scans, and client-approved 3D architectural renders.
3. Laser Site Survey & Scoping
Prior to commencing 3D rendering or fabrication, our technical team conducts an on-site electronic laser survey to verify real-world architectural tolerances, ceiling heights, electrical conduit routing, plumbing stacks, and moisture levels in civil walls.
The client shall ensure unobstructed access to the premises during scheduled site survey hours and provide existing structural or MEP layouts if available.
4. 3D Photoreal V-Ray Visualization Approvals
InsideStory Studio renders every space at 1:1 scale in 4K resolution using calibrated V-Ray lighting engines. This package bridges the gap between vision and reality:
- Two Full Design Revision Rounds: Every turnkey project includes up to two comprehensive design iteration cycles during the 3D phase to adjust material palettes, lighting accents, and furniture layouts.
- Design Sign-Off Charter: Once the 3D render package is signed off by the client, it forms the permanent aesthetic and technical benchmark for all factory fabrication and on-site fitout.
5. Factory Joinery & Wood Seasoning Standards
All architectural millwork, bespoke cabinetry, executive desking, and wall paneling are engineered in our dedicated fabrication plant:
Natural hardwoods (Chittagong Teak, Burma Teak, Silkarbi, Mehogany) undergo kiln-drying and chemical anti-termite dipping to achieve 10%–12% moisture equilibrium.
We specify original Blum (Austria), Hettich (Germany), or Häfele concealed hinges and soft-closing drawer runners rated for 200,000 operational cycles.
6. On-Site Civil, HVAC & Acoustic Execution
While major millwork components are pre-fabricated off-site, civil modifications, fire safety line drops, acoustic insulation, concealed wiring, and final dry-assembly adjustments occur directly on-site.
InsideStory enforces site cleanliness and safety protocols, including localized HEPA vacuum collection and building authority compliance (e.g., adhering to commercial building night-work or weekend noise bylaws).
7. Guaranteed 8–12 Weeks Turnkey Handover
Standard turnkey projects spanning up to 5,000 square feet are executed within a contracted 8 to 12 calendar weeks schedule from final 3D sign-off and initial mobilization disbursement.
Force Majeure exceptions include documented natural calamities, national curfew orders, building landlord denial of utility power, or client-initiated scope alterations that expand the bill of quantities.
8. Milestone Payment Schedule
To ensure complete financial transparency and continuous material flow without project interruption, all turnkey contracts operate on a 4-phase milestone structure:
| Milestone Stage | Disbursement | Deliverable Benchmark |
|---|---|---|
| Phase 1: Mobilization | 20% | Architectural 3D sign-off, laser site scans, technical CAD drawings, and site mobilization. |
| Phase 2: Civil & Factory | 40% | Civil demolition completion, factory procurement of seasoned timber & boards, HVAC ducting kickoff. |
| Phase 3: Millwork & MEP | 30% | Delivery of factory-built millwork, acoustic ceiling installation, electrical circuit testing, marble laying. |
| Phase 4: Turnkey Handover | 10% | Architectural snagging rectification, deep chemical cleaning, smart lighting calibration, and keys handover. |
9. Variations & Scope Adjustments
Any alteration to signed 3D renders, addition of new rooms, or upgrade of material specifications (e.g., switching from veneer to Italian Carrara marble) requested after Phase 2 kickoff shall be documented as an official Variation Order (VO) detailing revised cost and timeline implications.
10. Architectural Copyright & Intellectual Property
All architectural concepts, custom joinery blueprints, 3D V-Ray visualizations, and lighting designs created by InsideStory Studio remain the exclusive intellectual property of InsideStory BD under the Copyright Act of Bangladesh.
Upon full settlement of turnkey contract payments, the client receives a perpetual, non-exclusive license to enjoy and operate the completed physical space. Design concepts may not be transferred or sub-licensed to third-party contractors without our written consent.
11. Workmanship Warranties & Post-Handover Care
InsideStory stands firmly behind our mastercrafted craftsmanship:
- 12-Month Turnkey Workmanship Guarantee: Covers any alignment defect in cabinetry, concealed door hinging, or civil joint cracking occurring under standard indoor usage.
- Manufacturer Pass-Through Warranties: Original OEM warranties for Blum/Hafele hardware, Daikin/Mitsubishi HVAC compressors, and Philips/Osram LED drivers are transferred directly to the client.
12. Governing Law & Arbitration
These terms and all turnkey contracts are governed exclusively by the laws of the People's Republic of Bangladesh. Any dispute arising out of or in connection with a turnkey agreement shall first be addressed through amicable executive mediation at our Gulshan Studio. In the event mediation does not resolve the matter within 30 calendar days, the dispute shall be referred to arbitration in Dhaka under the Arbitration Act, 2001.
